There is a new way to sell your property, and save yourself tens of thousands of Namibian Dollars in the process.

Selling your house, home, flat, farm or whatever, may sound like a daunting task.  Every real estate agent will tell you that it is. IT IS NOT. And by working with FSBO, we will guide you through a few simple steps.

There is a small difference between using an estate agent and selling directly:

  1. When using an agent, the agent does the marketing and COSTS you a fortune.
  2. By selling directly, you do a bit of work yourself and SAVE yourself a fortune.

How the real estate market really works:

Real estate agents will tell property owners (in order to get the listing) that they will achieve the best possible price for them, implying that a buyer will pay the highest possible amount. This is a ploy used by most real estate agents in order to secure the best possible commission percentage for him/herself.

In the same breath, the same agent will shamelessly tell an interested party that he/she will let the buyer purchase your property at the lowest possible price (in order to make the sale and earn the commission), even in some cases telling the buyer how low the seller will go.

The fact of the matter is that most real estate agents are not there for you – they are there for themselves! It is more important for an agent to make the sale, than to achieve a good price for you.

And to the agent that made the sale, it is GOOD money – actually YOUR money.

 

The reality of using an agent to sell your property:

The job of a real estate agent is to take the message of your property for sale, to the public in a pleasing manner. Then to facilitate viewings and offers up until an interested party is willing to buy. Then some paperwork, and over to the lawyers for the conveyance process. And BOOM – a lot of money is earned.

Take a look at the table below (highlighted in orange). Let’s assume you want to sell your property for N$2,000,000 and have agreed to pay an agent 4.5% commission on the sale.  If successful, that agent stands to make N$90,000 off your investment or sale amount, leaving you with N$1,910,000.

Yes, you pay the agent commissions!

There is a much less expensive way:

Considering that you are most likely capable of answering a few calls, responding to a few emails, making a few viewing appointments and showing off your own property, the only part remaining is how to market the property.

In this case, you would have spent a total amount of N$1,540 for the entire duration of your listing while your property remained on the market! (Calculated at a cost to you of N$220.00 per month.)

Now compare the N$1,540 you spent with FSBO... to the N$90,000 you would have spent on an agent.  Are you prepared to show your own home and save N$88,460 in the process?

The only real difference between using an agent and listing with FSBO is that there is no middle-man to water down what you will eventually receive. You deal directly with your buyer. Oh, and there is a BIG price difference between the two as well.
